Energy Audits

Local Law 87

LL87 mandates that buildings over 50,000 gross square feet undergo periodic energy audit and retro-commissioning measures. The intent of this law is to inform building owners of their energy consumption through energy audits, which are surveys and analyses of energy use, and retro-commissioning, the process of ensuring correct equipment installation and performance. 

Energy Efficiency Reports are due in the calendar year with a final digit that is the same as the last digit of the building's tax block number. A building's energy audit and retro-commissioning work must be completed prior to filing the Energy Efficiency Report.

Local Law 84

The NYC Benchmarking Law requires owners of buildings that meet the criteria outlined in the law to annually measure their energy and water consumption through a process called benchmarking. Building owners must submit the usage data to the City by May 1st of every year.

Steps to Compliance
1. Submit benchmarking data by May 1 of every year.
2. The energy efficiency grade will be made available by the NYC Department of
Buildings every year on October 1.
3. Print and display the label in a conspicuous location near each public entrance
within 30 days after October 1 of every year
